Step 2: Check the tracks with a level to make sure they're properly aligned. Horizontal tracks should slant slightly down toward the back of the garage; with roll-up doors, the vertical sections of track should be exactly plumb. Both tracks must be at the same height on the garage walls. If the tracks are not properly aligned, loosen but do not remove the screws or bolts that hold the mounting brackets, and tap the tracks carefully into position. Recheck the tracks with the level to make sure they're in the right position; then tighten the screws or bolts at the mounting brackets.
Torsion springs have three advantages over extension springs: They’re quieter, safer and easier to fine-tune. Torsion springs are quieter because you don’t have a spring knocking against a roller track. They’re safer because when a spring breaks, it usually stays on the bar. Finally, you can fine-tune the tension on a torsion spring so the door is perfectly balanced. Setting the tension on torsion springs has always been very dangerous, but torsion and extension spring systems with easy, do-it-yourself tensioning (Photo 7) are available. If you don’t use one of these DIY-friendly, easy tensioning systems (Clopay EZ-Set Spring and Wayne-Dalton TorqueMaster are two brands), you should hire a professional to release and set the tension on a torsion spring. 

Garage door springs don’t require extensive care and maintenance. However, they also can’t be left entirely to their own devices. Spraying the springs with WD-40 is a good place to start. It’s also a good idea to check the balance of the garage door every year. To do this, simply lift the garage door up about halfway and let go. If the springs are in good working condition, the door should remain still. If the springs are beginning to weaken, the door might sag or fall. By taking these basic steps, you can preserve your door springs for longer.

Single panel doors can also be installed with (one piece track type hardware) that folds the door back with a single horizontal track on each side (which is mounted at the top of the wood frame) and a roller, (mounted to the top of the door on each side. A few different things can go wrong with garage door cables. For one thing, some cables have been known to get wound around the drum incorrectly so that the door becomes jammed, often drooping on one side, or the door will catch as it is being lowered.  Cables have also been known to become completely unwound from the drum and will need to be reconnected. Sometimes the pulleys can get worn out. When this happens, the cable won’t slip through as smoothly, and you’ll again notice that your door becomes stuck or cocked to one side. If this is the case, the pulleys will need to be replaced.

An extension spring counterbalance system consists of a pair of stretched springs running parallel to the horizontal tracks. The springs lift the door through a system of pulleys and counterbalance cables running from the bottom corner brackets through the pulleys. When the door is raised, the springs contract, thus lifting the door as the tension is released. Typically these springs are made of 11 gauge galvanized steel, and the lengths of these springs are based on the height of the garage door in question. Their lifting weight capacity can best be identified by the color that is painted on the ends of the springs.
Insert a lightbulb into the socket in the garage door opener compartment, if it has one. The manual or the inside of the compartment should suggest an appropriate wattage for the lightbulb but it's a good idea to buy a lightbulb that is rated for "rough service" because of the vibrations it will need to withstand.[5] The light will turn on whenever the door is opened but may be able to be operated manually as well.

During the conversation, I was unsure if this was "Sears" or a "contractor service" or other service. I had to ask if this repair person was coming from "Sears" or an independent repair. I was concerned until the service man arrived in a sears truck wearing Sears apparel. You might want the process to be more clearly identified as Sears.
